Description:
This is a special opportunity, but don't take my word for it.

Who better to tell you about this one-of-a-kind cabin than the seller?
<!--[endif]-->

“We’ve enjoyed every minute we’ve spent out here since we built this cabin. No TV, no hurly-burly. But plenty of time to hike, ride horses, fish, go rafting or kayaking, see the wildlife, listen to music, play board games, quilt, read on the deck, relax and enjoy the mountain lifestyle. And we sleep better here than anywhere else, listening to the year-round gurgle of the Porcupine Creek.

One funny memory: We had a family reunion for Grandpa’s 84th birthday and everyone wanted to go rafting on the Gallatin. Worried about Grandpa, I called and asked if there was an age limit. Yes, they said, 4! So we filled two big rafts, he chose a seat in the front of a raft and laughed his head off in the rocky whitewater sections. Everyone returned for his 89th and we had a great time again.

The closeness to Yellowstone has been wonderful. We’ve taken many courses run by the Yellowstone Institute lasting one to three days. Our favorite was on wolf-watching, even though it involved getting up before dawn when the wolves are easiest to see.

We have three very young granddaughters in Minneapolis now, and we want to spend our summers closer to them. We’re sure that the next family to have this cabin will make their own beautiful memories. “

<!--[if !supportEmptyParas]--> I told you it was one-of-a-kind, but what exactly does that mean? To tell you more about the specifics of the cabin, I’ll start by saying that we’re offering a use permit, or lease, for a recreational residence on National Forest Service property. You have the opportunity to buy the improvements on Lot 3 of the Porcupine Creek Tract and use of said improvements. Since most people haven’t heard of this type of agreement before, let me outline some of the details: the “Special Use Permit” was issued in 1915 and allows the permit holder (that could be you) to build a cabin, shed, fence, and well on an incredible piece of land along Porcupine Creek at the Porcupine trailhead. The current permit holder tore down the old dilapidated cabin and outhouse and hired the Dean of the Architecture School at MSU and the crew at Big Sky Build to design and construct a more modernized residence. That was in 2002. Since then, the 2-bedroom cabin has been well loved by the owners while envious trail users pass by. We have the actual lease on file so please inquire with us to learn more about it.

As for the structure itself, let’s start from the top. The COR-TEN red steel roof was put in place to endure the heavy snowfall in the winter and has proven to be the right choice. The aesthetic, as you can see from the pictures, is pure Montana: corrugated metal and cedar siding, old logs from the previous cabin, and warm skip-sawn hardwood floors. The deck on the back side of the home could be the best place to enjoy a cold beer after a long day of enjoying the Montana wilderness. Porcupine Creek, home to trout, flows year round alongside the deck. A sun room is a nice place to warm up in the winter when your legs are tired from Nordic skiing.  The floorplan is open and invites everyone in the family to be together. Two bedrooms on either side of the house provide privacy, just in case! This is the newest, nicest forest service cabin in the area, no question. Most of the others don’t have electricity or running water and this one has both! Can’t beat that!
